Methodology and next steps
Redfin monthly All Residential, all construction; seasonally adjusted where available, except median sale price (not seasonally adjusted). Redfin Metro boundaries can be metro divisions or smaller statistical areas; these are not city limits. Census region follows the first state in the source label for cross-state areas. Monthly data can be revised; weekly publication does not imply weekly measurements.
The candidate pool is refreshed quarterly from the 100 eligible Redfin metros with the most closed sales over 12 complete months. Each requires 13 comparable monthly observations, at least 30 latest-month sales and 100 three-month sales. Selection weights recent sales activity at 50%, inventory and marketing-time changes at 30%, and time since the last spotlight at 20%. No national statistics are calculated by averaging metro medians.
