Massachusetts Housing Programs (MassHousing):

MassHousing (the Commonwealth housing finance agency) offers 30-year fixed, affordable mortgage products and down payment/closing-cost assistance for first-time buyers (commonly defined as no primary residence in the past three years; exceptions apply in targeted areas). MassHousing First-Time Homebuyer Mortgage Programs:

Eligibility: Typically first-time buyers (or no ownership in past 3 years; exceptions in targeted areas); household income must fall within MassHousing limits by county. See MassHousing income tables below.
Offerings: 30-year fixed mortgages (conventional and GSE products via approved lenders) with low-down options and program benefits.
Requirements (typical):

  • Income limits: AMI-based and county specific. Example MassHousing county figures (effective May 19, 2025) show Middlesex & Suffolk example limits near $121,680 (80% AMI) and $205,335 (135% AMI); Hampden County shows about $76,960 (80% AMI) and $129,870 (135% AMI). Down Payment and Closing Cost Assistance (DPA):

Standard DPA: MassHousing materials show program variants that provide a flat DPA amount for eligible borrowers. MassHousing commonly offers up to $30,000 for lower income tiers (for example, buyers at or below certain AMI thresholds) and other statewide DPA options up to $25,000 depending on the product and income tier. Limited-time / promotional DPA (Apr 27–Jul 31, 2026): MassHousing announced an expanded Homebuyer Assistance promotion available to borrowers who lock a MassHousing mortgage between April 27, 2026 and July 31, 2026, offering up to $25,000 at 0% interest with deferred repayment for eligible borrowers earning up to 135% of AMI. MassHousing ONE Mortgage (statewide / partner programs):

Description: ONE Mortgage programs in Massachusetts provide a 30-year fixed loan with low down payment options. Official ONE Mortgage materials note that qualifying borrowers can avoid private mortgage insurance (PMI) under the ONE Mortgage structure, which can substantially lower monthly costs for eligible buyers.
